SOLD by LANDiO • Land in Texas Wooded Lot with Utilities

(upbeat music)
– Hello, this is Tory with LANDiO. We have a new Wooded
Homesite with utilities near Livingston, Lake
Livingston, the Big Thicket National Preserve and about an
hour north of Houston, Texas. This is the interactive
map with the parcel highlighted in green, it’s .43 Acres. So just a little under half an acre. It has road frontage along
the entire North boundary with electricity lines, telephone, and internet already in place. This is a recent aerial
photo of the property. This is the road that runs
along the North boundary, again you can see the electricity lines and poles already in place. Lots of dense mature trees of varying species and sizes. There’s a 150 feet of road
frontage along the North boundary, that road is called Hope Drive. It’s also known as County Road 2764. Here we have an overlay, showing the approximate size of the property. Here’s an aerial photo
showing the road frontage along the north boundary,
that’s paved road frontage. And this property consists
of three lots together. This is the plat map with the
parcels highlighted in green. If we zoom in there, you can see it’s Lots 175, 173, and 171. Each one of these lots is 50 feet wide and then 125 feet in depth, So you have 150 feet
across this road here, Hope Drive, and then 125
feet deep on both sides and that equals 18,750 square feet. And this property’s in
close proximity to the city of Livingston, which has
a population around 5,300. This is Lake Livingston, just
to the West of Livingston, and Lake Livingston is the second largest lake in the state of Texas. It has 90,000 surface acres. Here’s Cleveland with a
population around 8,000. This is Interstate 69, over
here you have Interstate 45. Here’s the town of Shepherd,
population around 2,300. Here’s State Highway 146. Over here you have the city of Conroe with population around 82,000. If we zoom out a little bit further, here’s the George Bush
International Airport, that’s just South on 69. Over here, you have The Woodlands, Texas. This is Houston, population
over two million. From downtown Houston to the property, you’re about an hour and 20 minutes. Over here’s Dayton, Texas,
population around 8,000. Now this purple shaded area right here, which is just South of the property, this is the Big Thicket National Preserve. So the Big Thicket
National Preserve stretches across southeast Texas and is claimed to be one of the most biodiverse areas in the world outside of the tropics. There you can enjoy activities like hiking, kayaking, hunting, camping. Here are some photos from the
Big Thicket National Preserve. And you’re only about 25 minutes
to the city of Livingston. This is almost all State Highway
146, so State Highway 146 is just to the West of the property. That takes you directly into Livingston. Again Livingston has a
population around 5,600. There’s a hospital in Livingston,
a Walmart Supercenter, grocery store, building supplies. And then just to the West
of Livingston, you have Lake Livingston and the
Lake Livingston State Park. Here’s the sunset on Lake Livingston, it’s credibly beautiful area. Again, it is the second
largest lake in Texas, over 90,000 surface acres
and there you can enjoy boating, fishing, water sports. And from the property, you’re only about an hour and 20 minutes to
downtown Houston, Texas. Here’s a natural pond near the property, formed by Menard Creek. Menard Creek flows through the Big
Thicket National Preserve. This is only about a half a
mile South of the property. There you can see those
ponds that we just looked at. And again, in the Big
Thicket National Preserve, you can enjoy kayaking,
camping, hunting, hiking. Many of the nearby
landowners have developed their properties to varying degrees which are represented
by these white circles. There are no covenants or restrictions. There’s no HOA or HOA fee,
there’s no time limit to build. You can use the property recreationally, seasonally, or live there full time. You can do a mobile
home, a tiny home, an RV, a camper, a yurt, shipping container home, log cabin, a kit cabin. So you’ve got a lot of
freedom and flexibility with what you can do with the property. We’ve recently sold several properties in this area, and they’ve sold very quickly. We have this .43 Acre
parcel priced only $9,900.00 All the property details are listed here on our website. The property tax is only $27.41 a year. Again there’s no HOA, there’s
no HOA fees, there’s no covenants or restrictions,
no time limit to build. Here are the distances to
the nearby points of interest along with links where you can find more information about those locations. Here we have the GPS

Lake Livingston, I used to go fishing up there when I was a kid. The only thing about buying property around that area is that when they release those dams you could get flooded out.
